Dubai recorded its highest monthly off-plan apartment sales in April since the beginning of 2026.

Dubai’s real estate market recorded its highest monthly value for off-plan apartment sales in April 2026, according to an analysis by Almasdar Real Estate of official transaction data from the Dubai Land Department.

The analysis showed that off-plan apartment sales in Dubai reached AED 19.7 billion in April, resulting from 8,812 transactions. This represents the highest monthly value, compared to AED 18 billion across 8,152 transactions in March, AED 19.1 billion across 8,888 transactions in February, and AED 19.4 billion across 8,915 transactions in January.

On an annual basis, off-plan apartment sales in April 2026 increased by 4.2% compared to April 2025, which saw sales of AED 18.9 billion across 9,283 transactions. According to an analysis by Almasdar Real Estate, a platform specializing in monitoring and analyzing real estate market data, Dubai Islands accounted for the largest share of off-plan apartment sales in April, recording AED 2.6 billion across 691 transactions. This maintains its leading position in this category since the beginning of 2026 and its overall top ranking among off-plan apartment sales areas during the first four months of the year, with total sales exceeding AED 7.9 billion across 2,335 transactions from the beginning of January to the end of April.

Al Khiran First came in second place among the top-selling areas in April, with sales valued at AED 1.5 billion across 507 transactions, followed by Airport City in third place, recording AED 1.4 billion through 899 transactions.

April saw two notable off-plan apartment sales, each exceeding AED 100 million. An apartment in the Aman Residences project sold for AED 171 million, with an area of ​​approximately 10,000 square feet, equivalent to about AED 17,100 per square foot.

The second transaction involved an apartment in the Baccarat Dubai Hotel & Residences project, valued at AED 121.8 million, with an area of ​​13,250 square feet, resulting in a price of approximately AED 9,193 per square foot.
